Liverpool’s Victorian terraces are some of the most characterful housing stock in the North West — and some of the hardest to decarbonise well. Solid brick walls with no cavity mean the usual insulation playbook doesn’t apply, and getting the approach wrong doesn’t just waste money, it can create damp and ventilation problems that are far more expensive to fix than the insulation itself.

External or Internal Wall Insulation: The Real Trade-Offs
External wall insulation (EWI) keeps internal room sizes and thermal mass intact and is often the stronger long-term option, but it changes a property’s appearance — which matters a great deal on a terraced street where every front elevation matches. Internal wall insulation (IWI) preserves the street scene but eats into room space and needs careful detailing around floor joists, party walls and window reveals to avoid cold bridging and interstitial condensation.
Conservation Areas and Planning Considerations
A large share of Liverpool’s Victorian terraces sit within conservation areas or have neighbouring listed buildings, and EWI on a street-facing elevation will often need planning permission or at least pre-application advice. This has to be factored in at the assessment stage, not discovered halfway through a project.

Ventilation Is Not Optional
Whichever route is chosen, solid wall insulation reduces uncontrolled air leakage through the fabric — which means the ventilation strategy has to be upgraded alongside it, not left as an afterthought.
- Party wall risk on shared terrace walls, which needs a specific insulation detail, not a generic one
- Bay windows and door reveals, common failure points for cold bridging on Victorian frontages
- Moisture-safe detailing at floor level, where suspended timber floors are common in this era of housing
How We Support Solid Wall Insulation Projects
Through our retrofit coordination services we make sure the assessment properly reflects terrace-specific risk before specification, and our quality monitoring checks the detailing that actually gets built, not just what’s on the drawing. If something unusual turns up mid-project, our technical advice service is there to work through it.
