Damp proofing a rental property in Flintshire often starts the same way: a chemical damp-proof injection course. It’s a well-known product, relatively cheap, and widely advertised. The problem is that in a large proportion of cases, it’s treating the wrong type of damp entirely.
Why Chemical Damp-Proofing Often Doesn’t Work
Rising damp, the specific issue that chemical damp-proof courses are designed to address, is actually much rarer than most people assume. The vast majority of damp complaints in rental properties are condensation or penetrating damp, caused by moisture generated inside the home (cooking, showering, drying washing) with nowhere to escape, or water getting in from outside through a defect in the building fabric. Injecting a damp-proof course into a wall suffering from condensation does nothing to fix the actual problem. And the mould reappears within months. At which point the landlord has spent money and still has an unresolved complaint and an increasingly frustrated tenant.
What a Proper Diagnosis Actually Checks
Getting the diagnosis right matters more than the treatment. A proper assessment looks at:
- Ventilation: are extractor fans present and adequate for the room
- Insulation and cold bridging: are there specific cold spots where condensation is forming
- Actual points of water ingress: guttering, render, pointing, before recommending any remedial work

For Flintshire’s mix of older stone-built cottages and more standard 20th-century housing stock, the likely cause and the right fix can differ significantly between property types.
Getting It Right Saves Money Twice Over
Landlords who invest in a correct diagnosis upfront save money twice over: once by not paying for a chemical treatment that wasn’t needed, and again by not having to deal with a repeat complaint and possible enforcement action a year later if the underlying issue was never actually fixed.
